415 Scotia, Winnipeg, Manitoba

I just finished uploading this 2 Storey Home for sale, 415 Scotia, Winnipeg, Manitoba

This is a one-of-a-kind river front home reminiscent of Frank Lloyd Wright's early Queen Ann design inspired by Louis Sullivan’s “geometric simplification”. This home would not look out of place in Chicago's Oak Park. The current owners have gone to great lengths to preserve the integrity of the original design of this home, while still creating an expanded kitchen and master bathroom, which were designed to blend with the original architecture. Features of the home begin outside with a wood shake, high pitched roof and manicured river lot. The double garage was built to match the design of the home and blends beautifully. The home is located at a bend in the river giving huge river views in both directions. The backyard features groomed and tiered levels, filed with perennials and annuals. Down to the water are uni-stoned sitting areas located at each tier. The front of the home still has the original windows to keep the architectural integrity of the home, however the sides and rear of the home feature newer windows that flood the home with light. The basement windows are double high and create warm lit spaces for a wonderful rec-room. The main floor family room has a floor to ceiling view of the river with a "prow" shaped windowed room facing the water. Inside you will find some classic features found in the designs of FLW, entrance ways that peek up into grand rooms. coves, and many architectural details thru out. Including a unique 3rd bedroom or den which features a vaulted ceilings, built in book shelves and exposed brick. A wood burning and gas fireplaces are located in the rec room and family room, but each requires adjustments, ask LA for details. The family room has radiant heat in floors which makes this space the most inviting room in the house. The kitchen is multi levelled with exposed brick and raised eating area, and of course it is facing the river. The home lives up to great expectation even when it comes to the mechanical. It is structurally straight and strong with piles under the edition and a basement wine cellar under the kitchen. Possession can be only Dec 1-15th.
